La Madrugada (the dawn) is set, with other similarly large and exclusive individual villas, in a desirable residential location two miles along the coast, ten minutes by car, from the small coastal town of Moraira.
Built on the top ridge of a pine covered hill straddling two valleys, south-west facing with all-day sunshine, it enjoys an elevated position affording stunning views of the various distant inland valleys and the Bernia mountain ranges which act as a backdrop to the most mesmerising sunsets.
The villa was built in the Castellion style, with an interesting bright circular principal room taking full advantage of the surrounding countryside.
The position and design enables the villa to keep cool during the summer heat and benefits from maximum winter sun.
The property is extremely well maintained and furnished in high quality modern furnishings which are comfortable and blend-in well with the Spanish antique furniture.
With the plot enjoying maximum sun hours each day, there are various terraces laid out for sitting/sunbathing should one wish to enjoy aspects of the gardens and views. A further, very large, 85' long lower terrace Secret Garden affords additional secluded, pine tree sheltered dining and enjoying uninterrupted distant views of the sea via the El Portet valley. The mature garden has been professionally landscaped with various Palms, Conifers, huge bustling Poplars, seasonal flowering trees and plants including the obligatory Geraniums and Bougainvillaea.
Accommodation - comprises of a bright, large triple aspect circular living room, well furnished, with a large Digital Satellite television*, DVD player, CD/radio/tape player and ceiling fan.
A newly installed separate fully fitted kitchen is well equipped to provide all normal requirements including new appliances such as a large fridge-freezer, microwave, gas hob/electric oven, dishwasher and ceiling fan. Quality English china and cutlery is provided as well as a toaster, filter coffee machine and sandwich toaster.
The tiled roof conservatory (more an observatory) has three double, tinted, windows which open fully and make it a perfect dining room at any time of the day or night. This room is well furnished with a quality colonial-style wicker sofa and chair set and an attractive comfortable dining suite.
There are 3 large bedrooms (2 double and 1 twin) each equipped with ceiling fans. The 2 doubles (please note that one of them is accessed separately from the outside) have their own large en-suite shower rooms whereas the twin has a separate large shower room adjacent to it. Each is fully tiled and comprises of a walk-in shower cubicle, wc, and a large wash hand basin.
At the pool level we have a separate indoor second kitchen Paellero which consists of a large barbecue, tiled worktops, sink, gas hob, convection microwave, small fridge and a dining table with four chairs and where you will find the built-in safe.
IMPORTANT - Please note: The second double bedroom is at pool level and separate from the main accommodation.

IMORTANT NOTE: These channels were in operation at the time of installation and could change depending on the service providors. We cannot guarantee which channels will be in operation when you are there.
STEPS UPTO THE VILLA - There are steps (regular and long in depth) from the road level to the pool/garden level then further steps upto the main accommodation level.
Central Heating - Oil-fired full central heating is charged upon usage and the meter will be read upon the day of arrival, and departure. Full instructions at the villa.
Additional Pool Heating - Oil-fired heating is charged upon usage and the meter will be read upon the day of arrival, and departure. Full instructions at the villa.
Additional Deposits - £25 for heating, and £75 for pool heating, deposit (per week) is required, irrespective whether you will be using it or not. This will appear automatically on the booking form.
Important Pool Heating Note - Please note that it is difficult to estimate the cost of pool heating, as you are able to control it yourself and heating depends on the ambient temperature during your period of stay. Should you use the heating economically, with a medium setting when it is not cold or wet using the poolcover (provided at most villas) at all times when the pool is not in use, then an approximate cost would be £5 per day, depending on outside temperature. Should you use the pool at the highest heat setting and leave it on 24 hours a day, with no pool cover blanket, then the price can escalate to £20- £25 per day.
Christmas & New Year - A minimum one week booking is required for the period covering Christmas and New Year, at the higher rental rate. You can arrive, depart, start or end your holiday any day.
